This sounds right.
Regarding the lock. Sometimes they charge you a fee after the lock in case you want the chance to get a lower rate.
This might sound strange, but the details from one good mortgage to another don't matter too much -- what they take from one place they add to another.
So what we did was find two banks and compare -- just two. We went with the one that was literally nicer to me on the phone -- it was a lot of work and I wanted a nice team.
Also, we went with the team that was in town so we could take stuff into the office instead of dealing 100% with the emails and the faxes.
