Confused The house may have already sold!

My house went on the market (officially) 4 hours ago. My realtor just left with a family that was relocated to this area and called on his cell phone a minute ago to tell me they were going to try and get a letter of preapproved financing by this afternoon! He says it shouldnt be a problem as they have great credit and their house in their old city has already sold. (apparently they have been renting here for a couple months) I hope it happens, as then we would have that worry out of the way, but if it sells then we would probably move sooner. If they get the letter of preapproval then we would probably accept the offer tomorrow. It makes me sad.

I have a knot in my stomach the size of New York! (Speaking of, James is in NY right now and said there are 2 houses that he's found that I would absolutely fall in love with.) The realtor there is going to send me a complete layout of the new house with pictures today. Its in our pricerange, and he said that the commute from the house would be next to nothing. (Its also within walking distance of a gradeschool, and a couple miles from the jr. high/high school) Well see.

that in a slump of a housing crisis this is fantastic news!
we have friends in laredo texas, they can't sell their house.
So she is staying behind to raise four little ones
(and home school them) and he is living in a rented room apart in Louisiana until they sell the house.
It is really a hardship on this one income family.

It will take some time to close and yoiu can put contingencys into place...but how exciting is all of this!!!!!

Weeeell, realtor called and said that they are approved for financing and their realtor will write it up and fax over an offer in the morning. He said they will pay asking price if we cover half of the closing. We'll take it if it goes through.

ENTIRELY too quickly lol. James said that we can set the closing date to whatever we want it to be, so if this actually does happen tomorrow we'll do 45 days and get a moving company involved. HELL if I am packing up an entire house with 4 kids, a dog, and 2 ferrets by myself lol.

I got the pictures from the realtor lady in NY today. The one he thought I would love gave me the creeps just looking at it. It reminds me of the old colonial houses that have 20 ghosts and a crazy groundskeeper......i'll pass, even though Ive never seen it in person. The 2nd one was actually very cute. Its a tad bit smaller then the one we have now, but there were 5 bdrms instead of 4. (rooms were not as large as the ones we have now, but everyone would have their own.) It was a little bit further of a commute, but nothing to worry about. And it wasn't within walking distance of a school but the area sounded very nice from what my hubby said. If this actually happens tomorrow I will fly out and look at it soon.

This is going to drive me to either drink or gain 30 pounds......

Yes. They will pay the moving expenses, packers, and a percent of the closing costs on the new home we buy. I'll take it! James said we just have to have the things in the proper rooms, and that is where they will unload them in the new house. (We will have to unpack them but thats fine with me) I already told him that I wont leave before Thanksgiving (we may not be able to have it at my house this year, but I will go to my mom's and cook there and we can meet at my parents) but we will definately be in NY for Christmas. At least we know there will be snow...

It sounds great.
Leave out stuff that you will want on the trip and for the first few days (week?!) you are at the new place or hotel with out the boxes yet -- a kitchen pan or two, set of silverware, stuff for sleeping . . .

And Thanksgiving at your mother's sounds like a good way to say good-bye to the family.
