real estate weirdness...
 
So my house went on the market sometime Monday or Tuesday. Had my first two visits tonight....I had a cow yesterday when I saw my online show and listing. HATED IT!!!! It was fixed last night and it looks like I may very well get two offers. This is the weirdest thing ever. I thought we were in a housing slump???? I'm really looking forward to hearing what happens tomorrow. Apparently one person wouldn't leave my house, and the next one called 10 min after viewing to talk to my agent about making a full price/no closing cost offer.

That means all the hard labor I put in over the last 2 months was so worth it. Please keep some fingers crossed. We don't want to actually move until August, so that will play into it.

Been there done that! HAHAHA!!! Do they still allow dogs! :D

Oh Greta! Maybe it means your asking price was too low! :confused: When we sold our old fixer-upper years ago, there was a bidding war and we got more than the asking price. :eek:

Anyway, I'm glad it's going to go fast, that sure beats the alternative!!

We know our asking price could be about 5k under but that's ok. More important for us to be stress free and sell than hold out and eke out a little more money. Our neighborhood is really popular because of it's proximity to the beach and we have the best house with the best price right now. Wish I was keeping it...:(

No Navy Lodge for us. We could always rent a corporate apt like we did when we first got here. They were open to dogs then. About the same as the mortgage when you include utilities and furniture rental so it works. Only problem is that it's the moving busy season so moving up our move date, might be a challenge...

It is weird, Gret. It's nice to see all your sweat equity admired by others, isn't it? My friend in CO just had the same thing, a single week listed and bam, two offers. She called me in tears.:o The realtors around here, in MI, are pumping the ads calling this a buyers' market and all that kind of hype. Some friends of mine just bought a bigger one a week ago.

Just remember marketing 101, if you have what they want, and they truly want it, it's still the seller's market! You'll work it out, keep the faith!:)

You bet I'll keep my fingers crossed for ya, Gret! A friend of mine had her home on the market for a yr and finally had to take a much lower offer, as they moved and couldn't afford two mortgages.

My Sis listed her house last Nov and it sold w/in a wk. Guess the right people just have to come along at the right time. They also did sprucing up before they showed it and it paid off for them, too.

Many are losing their homes and there is a housing slump. New construction is down, but its a BUYERS MARKET right now....which means it should sell fast....if you have a nice home to be had....sounds like you do. Congrats!!

Are you sure you are asking enough? Just a thought :)

I'm definitely low. Probably by 5-10K. Judgement call. Hard to tell because Comps are all over the place in our neighborhood so prospective realtors gave us about a 40K difference in pricing between high and low. We chose a number that's just high of the difference between the highest and lowest.

Peace of mind that we sold it before we leave is better than potentially eking out more dollars and having to pay a mortgage on a house that we aren't living in anymore. I'm ok with it.

Fingers are still crossed. I would love not to have to make sure my house is immaculate every day. That's just not me:p
