Well, how I would do it would depend on whether or not I was going to get permits. And since I'm a law abiding (fearing) person, I'd get permits (I don't want to lose my own license).

you have a very good point about the permits. can't that effect insurance and resale? <----i am confused.

We don't need no stinkin' permits!

I'm in "Tinytown, Maine"! As long as we ain't messing with a septic system, whatever is in place goes. No permit required unless you are in a shoreland zone(I am) and you are increasing floor space beyond what is already there(I'm not). No permits for electrical, no permits for any of the work I am doing. I don't even have to report it to the assessors!

Sal, I have "Harvest Gold" accesories (toilet, sink and tub/shower) I also still have that lovely lime green, hot pink, orange and gold foiled wallpaper on the walls behind my washer/dryer. It's waterproof and glued on tighter than you know what. I stripped it off of every wall in there years ago except for that wall in case my hoses exploded. I figured it would at least protect the walls! I have friends who tell me they are afraid of it!

Still looking at options as far as the heat goes. We don't turn on the electric heat except when we are going away in the winter. We heat the whole house with wood. I do keep the elec. on at 45 degrees in the winter just for backup but it never kicks on, because we are very good at tending the stove after all these years.

I think electric is still my best option right now, but I don't want that silly baseboard next to the toilet and sink anymore. I don't care how much you teach a little boy (or a man for that matter) They splash, and I have sanded down and repainted that stupid baseboard repeatedly, I've used Rustoleum paint, I've tried shielding it, I've given up on it.

There's got to be something on the market now that can take the place if it. The search is ON!

Hey RW, we tiled up the wall to avoid the wood baseboards. You can buy long pieces that match the tile your using or cut your own and do that if you want an easier way to clean up, ahem, weewee. lol

have you looked at some of the diy type sites?

the radient heats seems like a great option. i have seen shows on hdtv where they installed it.

i went on the hgtv forum and got help, before i did stained concrete. they were a great help and it turned out awesome.

Sandy, it's worse than wood baseboard. The baseboard I was posting about is the baseboard HEAT! It's that actual old metal electric baseboard heat unit that is rusted and smelly and nasty!

When I do this, I want no baseboard of any kind in there, whether it's heat or wooden baseboard trim. I want a "hose it down and use a long handled scrub brush/squeegee on the whole thing" type fix. That's another reason I don't want a tub. I want a roll in/walk in shower so I can just send the cleaning water from the whole bathroom down the darned drain!

I plan on getting those angled tiles (reverse bullnose?) for the trim where the wall meets the floor. That way there's no right angles to catch the crud!

I've got a list going now, keep those suggestions coming. You are all a HUGE help! I've even got a pencil and an eraser and there's a LOT of erasing stuff and adding stuff going on!

(Can you tell I hate to clean the bathroom?)

I'll have to do some checking as I can't think of the name of the brand, but there is a toilet that the back sits flush with the wall, the sides are smooth down to the floor - awesome for cleaning, and in order for him to "miss" he would have to have really bad aim and then it becomes a personal thing.

Dang! I'll see if I can find it.

Thanks! They have REALLY BAD aim and they splash everywhere!! I never stood there and watched whether things are swinging around in the air or it's just heavy volume splash! I didn't have any part in teaching father OR son but I have been fighting it ever since I got involved with them!
